THE BENCHMARK INN POLICIES

CANCELLATIONS
CANCELLATIONS Cancellations 14 days or more before check-in: Full refund minus a $25 cancellation fee. Cancellations 13 to 7 days before check-in: 50% refund minus a $25 cancellation fee. Cancellations less than 7 days before check-in: No refund. We are a small inn, and cancellations affect us significantly. Our policy is firm regardless of the reason for cancellation, interrupted stay, or early departure. We cannot be responsible for unused rooms due to late or canceled flights, family emergencies, illness, threat of bad weather, or other travel-related issues. No refunds will be issued for early departures or no-shows. We strongly recommend purchasing vacation insurance to protect against unexpected events.

SMOKING
NO SMOKING - Please no smoking or vaping inside the house. Please smoke outside only. Smoking is strictly prohibited inside for any reason. Should this rule be violated, an additional cleaning fee of $250 will be applied.

GUESTS
NO GUESTS - No unregistered overnight guests. The maximum occupancy for each room cannot be exceeded.

PARTIES
NO PARTIES - Disruptive gatherings are prohibited, regardless of size.

PETS
NO PETS – For the safety and comfort of all guests, pets are strictly prohibited on the premises due to allergies of potential guests. No pets of any kind are allowed, including Emotional Support Animals (ESA). Any breach of this rule will result in immediate termination of the stay with no refund and will incur an additional $250 cleaning fee to ensure the space remains suitable for all visitors. Registered service animals, as defined by the ADA, are welcome. Owners must ensure their service animal is under control at all times and does not disrupt the experience of other guests.

NOISE
NO NOISE – Please refrain from excessive noise, loud music, or rowdy behavior. Quiet hours are from 11:00 PM to 8:00 AM. Disturbances to other guests or neighbors will not be tolerated.

DAMAGE
DAMAGE – Please report any damage or malfunctions to the host immediately so we can repair or replace the affected item. Guests are fully responsible for any damages, stolen, or broken items that occur during their stay, including those caused by anyone traveling with them. Any additional cleaning required due to damage caused by the guest will be charged to the credit card provided at the time of reservation. Charges will be assessed based on repair or replacement costs.

CHECK-IN / CHECK-OUT
CHECK-IN / CHECK-OUT Arrive between 3:00 PM - Flexible Leave before 11:00 AM Check-In: Guests may check in anytime after 3:00 PM. Early check-in requests are subject to availability and must be approved in advance. Check-Out: Guests must check out by 11:00 AM. Late check-out, if available, must be arranged in advance.

LUGGAGE
LUGGAGE DROP OFF - Guests may drop off luggage prior to check-in. If your room is not yet ready, our staff will securely store your belongings in a designated area and move them to your room as soon as it becomes available. To ensure staff availability, please request a luggage drop-off time in advance.

AUTO-COLLECT
At the time of booking, 50% of the reservation balance will be collected. Payment for all retail items and gift certificates will also be collected. Applies to: all reservations.

SCHEDULED DEPOSIT
1 day(s) before arrival, 100% of the reservation balance will be collected. If a reservation is booked "last-minute" (within the scheduled time frame), the initial deposit will be collected in addition to the scheduled amount. Applies to: all reservations.
